Many clients have asked me about the large that the old Niven Nursery sits on in Larkspur. It's a prime piece of Marin real estate between Doherty Drive and Ward Street, next to Hall Middle School, Redwood High School, and old downtown Larkspur. It was an agricultural site when the Niven family acquired it in 1937. It was a wholesale nursery that  sold roses and orchids. About ten years ago the family began the long process of getting the property rezoned, after indicating that they couldn't run the nursery as a viable business any more. They finally won approval at the Larkspur City Council January 20, 2010 with a unanimous vote.

As 2009 winds down, Marin real estate is heating up. Single family homes listed under $1 million that are priced well are flying off the shelves. However, folks looking to purchase high-end homes in Marin, priced over $1 million, can still take advantage of a buyer's market most of the time.

That said, the median price of luxury real estate in Marin is up 9% for November 2009 versus November 2008. And the median price of high-end homes sold year-over-year is up 5%, from $1,450,000 to $1,525,000. There were 44% more properties in this price range sold in November this year, and 128% more homes in contract.

To look at the luxury real estate market in Marin from a supply/demand point of view, there were 6% fewer homes for sale, and 44% more sold in November…

Home-buyer Tax Credit Extended and Expanded

imag0263_120The U.S. House of Representatives voted 403 to 12 to extend the home buyer tax credit, expanding the parameters to include existing homeowners and not just first-time buyers. President Obama signed the legislation in short order.

As it now stands, the federal tax credit will be extended through April 30, 2010, with a 60-day extension if a binding contract is in place prior to the deadline. First-time home buyers will continue to be eligible for a tax credit of up to $8,000, while existing homeowners will be eligible for a reduced credit of up to $6,500. To qualify for the $6,500 credit, existing homeowners must have lived in their current residences for at least five years. The bill also increases the qualifying income limits from $75,000 for single tax…

Shadow inventory, as you might know, is the inventory of real estate that the banks own, but is not on the market. So what's all the fuss about the shadow inventory? Many people think that the added supply will have an even greater, negative effect on the market if it were to be dumped all at once, As a result, folks lobbied to get a moratorium put in place to prevent the banks from dramatically increasing the supply of houses on the market. Trader Joe's Is Coming

You heard it here first. I saw it with my own two eyes. There will be another Trader Joe's in Marin opening soon. I snapped the photo to the left at the Cost Plus Shopping Center. Store officials confirmed that the new loacation will be open later this month.

Now local residents in Southern and Central Marin won't have to fight the traffic at the San Rafael store anymore. They can head to Larkspur to do their Trader Joe's shopping.

Trader Joe's is very meticulous about how, when, and where they expand their network of stores. So their decision is great for local shoppers, and Marin real estate. Finally, there is some good news for folks who bought Marin real estate in the last five or six years. You could see your property taxes go down without having to do a thing, depending upon where they live.

Just in case, it's a good idea to check your assessed value and compare it to comps in your area.  If you are having trouble with this, or would like assistance, let me know and I would be happy to help. July 1 marks the beginning of the appeal period for formal assessment review for fiscal year 2009-10 by the county Assessment Appeals Board. The filing period runs through Nov. 30.
