Getting Your House Ready To Sell In Marin
Posted by Jonathan Jacobs on Thursday, December 31st, 2009 at 2:25am.The Marin real estate market has been showing signs of stabilizing and finding a bottom. Buyers and sellers alike are ready to ramp up activity in 2010, reaching a peak in the Spring. If you're thinking of selling, getting your house ready to sell is one of the most important steps in to ensure a successful outcome. Here are some things to you should consider doing.
- Pack up personal belongings-ideally, you should pack up your things and move them out so you don't eliminate the rare homebuyers who don't like your stuff.
- Remove clutter-if you can't move all of your personal belongs out, you should get rid of as many of the little things around your house that you can so that the house can be show-cased better.
- Painting-touch up marks or damaged walls. Consider painting rooms with colors that are more neutral and universally liked.
- Clean carpets/refinish floors-nothing turns off buyers more than dirty carpet. Re-finished wood floors can make a world of difference.
- Fix broken items-if something is visually broken potential buyers will notice it and deduct points.
- Trim back landscaping/trees-overgrown vegetation can make a house dark and look smaller.
- Stage your house-statistics show that well-staged homes sell better than homes that are not staged. Staging can make your home look bigger.
The trick is doing the things to your house that yield the best results, for the least amount of money. However, each house is different and every seller has a different scenario. I would be happy to meet with you to go over your situation and provide a free market analysis complete with comps.
