High-end real estate in Marin is still experiencing a buyer's market. Luxury properties priced over $2 million can be had at discounted prices. Buyers in this price range don't need loans, which makes them more nimble. Because there are fewer qualified buyers in this price range, they can cherry pick, and strike deals in their favor. In other words, cash is still king.

Home sales in the Marin luxury real estate market were flat when comparing the first four months of this year, to the same four months last year. According to the Bay Area Real Estate Information Service, there were 44 home sales valued over $2,000,000 through April 30, 2011. One of the great things about living in Marin is that there are a lot of great things to do. One of those things is the annual Mill Valley Film Festival. Put on by the California Film Institute, it runs from October 7th through October 17th, 2010 this year. Many award winning films and talents have come through this festival. Sausalito Floating Homes Tour-2010

Once a year an unusual event occurs in Marin real estate. It's the annual Sausalito Floating Homes Tour, and it's this Saturday September 25, 2010, from 11:00 a.m. until 4:00 p.m. Featuring 19 floating homes out of approximately 425 in the area, it's a self-guided tour. Although, there will also be a few docents on hand to answer questions and provide a little history.

The tour begins at Gateway shopping center in Marin City. Take Bridgeway to Gate 6 Road. You can park in the lot and take the free shuttle service to the Marina Green at Kappas Marina. Marin Luxury Real Estate Is A Buyer's Market

There's still a buyer's market in Marin County as reported in the Marin Independent Journal. The supply of properties has doubled since January, and condos are more difficult to buy due to lender guidelines (down 20% year over year). Plus, there are fewer qualified buyers at every price point. However, homes that are free and clear are in high demand because the transaction can be closed in 30 days, as opposed to more than a year for some distressed properties.

Remember, real estate is very localized. Towns with more low-priced homes have more properties in contract than towns, or even neighborhoods, with a greater concentration of high-end homes ($2 million or more).  It's been a stronger buyer's market in towns that have desirable schools (Greenbrae)…
